Check-In/Check Out: Check in can be any time after 3:30 pm. Check out by 10:00 am. Weekends and holidays may vary. Guests not adhering to check out times will be charged an additional $50.00 late fee. Digital lockbox is located on the side of the house through the storm door. Guest will be provided the code prior to check-in.
Linens/Towels: Linens/towels will be provided for a rental fee of $50.00. Towels provided are top quality. Linens provided are 300 thread count. With the rental service, beds will be made upon your arrival. Upon your departure do not strip the beds. Guest will be charged for missing or damaged linens.
Occupancy: This home has an individual septic system that is permitted by the Health Department for a maximum occupancy of 8. Any party exceeding maximum occupancy inside or outside will be subject to immediate eviction without refund. Children under the age of twelve are not to be left on the property without an adult. Mobile units such as campers and tents cannot be used on the property.
Cleaning: We ask our Guest to leave the property in the same general condition as it was found. Our housekeeping staff will inspect after it is vacated. We do not expect our Guest to undertake any heavy cleaning tasks, but we do expect the following to be completed:
Includes, but not limited to, the following: subletting or assignment of this lease; activity constituting a nuisance which is offensive or disruptive; bringing pets onto premises; numbers in excess of occupancy rate; guests on the premises not listed on the guest sheet, smoking of any kind inside or outside the premise, destruction of property; illegal use of property.
In accordance with the Talbot County Code, Section 190-20L, use of a primary dwelling unit for the purpose of commercial transient rental must comply with the following rules and regulations:

Property Condition: Guest has examined and knows the condition of said premises and has received the premises and all of its equipment in good order and repair and that he will take care of said premises and the fixtures and equipment therein, and upon the expiration or termination of said Contract period, or any extension thereof, will leave said premises in as good condition as when first occupied by Guest, ordinary wear and tear excepted.
Rentability: If after occupancy, the property is damaged through no fault of the Guest and is unfit for occupancy, the Lease shall terminate and the Guest shall surrender possession. The rent will be prorated as of termination.
Amenities: The Guest shall furnish starter detergents, paper products, trash bags, toiletries, and food items. If any appliance, heating or cooling unit, hot tub, television, DVD or VCR does not work, the Bay Partners LLC (Owner) will attempt to have it repaired as soon as possible. The Guest shall not be entitled to any refund for an inoperative appliance or amenity.
Smoking: Property is NON-SMOKING inside as well as outside. Any guest violating a No Smoking requirement will subject the entire party to eviction with no refund of any kind. Smoking includes all kinds of lighted material to be inhaled including cigarettes, cigars, pipes, etc.
Pets: Pets are strictly prohibited
Authorized Access: Persons authorized by Bay Partners LLC (Owner) shall have the right to access the Property during rental to make repairs or inspections.
Winter Reservations: Bay Partners LLC (Owner) will make every attempt but cannot guarantee driveway clearance in the event of a winter storm. Outdoor BBQ grills are not guaranteed for any reservations from November through March due to winter conditions.
Fires: Outside fires are not permitted. Do not remove ashes from fireplace and make sure fires are out prior to leaving the property. For the fireplace, make sure the damper is open before starting fires. Please be cautious, fires can become too hot which can create flue fires. Wood is not guaranteed to be provided and must be requested in advance and an additional charge will apply.
Telephone and Internet: Phone service and Wi-Fi are provided by Verizon for reliable connectivity. However, due to the home’s rural location, coverage from other carriers may be limited. While service is generally dependable, Bay Partners LLC (Owner) cannot guarantee signal strength at all times.
Boats and Watercraft launch: The Department of Natural Resources prohibits the launching of any powered watercraft from any private property unless that property has a permitted boat ramp. The local public ramp is Neavitt Landing. Please see property manual for specific directions. The use of Bay Partners LLC (Owner)’s boats or other personal watercraft moored or stored on the property is strictly prohibited. The use or rental of jet skies is strictly prohibited. See property manual for boat rentals.
Trash Removal: Trash pickup is Tuesdays. Bag and tie all trash. Remember to close and latch the lids of cans to prevent animals from getting in. Guests that do not properly bag all trash and place in containers will be charged a $50.00 fee.
Grills: Do not move outdoor grills from its present location. This is a professional grill and should be used with extreme care and safety. Please note that grills are not part of the cleaning service on turnover dates. Available propane refill stations are contained in the property manual. The outdoor grill is to be wiped down and grills brushed at departure.
Dock: Be careful around the dock as it tends to be slippery when wet. Only one additional boat is allowed. Please check with Maryland’s Department of Natural Resources regarding boating and personal watercraft regulations including size limitations, horsepower, times of use, launching, etc. Guests who bring a boat and moor it at or near the shared dock agree to assume full and total responsibility for any and all personal injury, damage to their vessel, to other vessels moor there, to the dock and/or to the environment as a result of their maneuvering/mooring the vessel. Use of the boat lift is strictly prohibited. Bay Partners LLC (Owner) is not responsible for any injury from splinters caused by raised wood on the dock.
Repairs: Guests shall not make any alterations, additions, or changes in the interior or exterior of said premises, or the fixtures thereof; nor shall Guest in any manner paint, alter, deface or change the interior or exterior walls, floors, fixtures, improvements or ceilings of said premises; nor, allow any persons not listed on this Agreement to sleep overnight on the Premises, nor the grounds thereof. Bay Partners LLC (Owner) shall have repaired, at Guest’s sole expense, any damage done to the premises or the appliances therein.
Family Groups Only: The occupancy is limited to family groups only. No sororities, fraternities or non-chaperoned groups allowed. You must be 25 years of age or older to make a reservation. Should a group misrepresent themselves, they will be evicted immediately without refund.
Payments: A 50% deposit is due at the time of booking, with the remaining 50% due 45 days prior to arrival. For reservations made 9 months or more in advance, guests may opt into a convenient three-payment plan — details available upon request.
Cancellation: In the event that Guest must cancel the lease, regardless of reason, including bad weather, illness, death or economic factors, deposit monies cannot be returned unless the property is re-rented at no loss to the Bay Partners LLC (Owner). A $75.00 cancellation fee will be applied to any cancelled reservation. If we are unable to re-rent the property, the full advanced payment will be forfeited.
Taxes: All rates are subject to an additional Maryland State (6%) and Local taxes (4%). Should any governmental agency adjust these taxes or assess additional taxes to be in effect during the term of this contract, the same shall be added to such rates.
Warning: The premises are located on the Harris Creek body of water and contain an in-ground swimming pool. The water is shallow in places and no diving shall be permitted. The waters of the Harris Creek are shallow on the edges, but become deep in the channel. Guest shall be responsible for their children and their safety. Guest hereby acknowledges and assumes the risk of the dangerous conditions associated with the waterfront nature of the property. Guest hereby covenants to sue or claim damages for any cause of action they or their family or their guests may have or acquire as a result of renting the improvements. Guest further agrees to indemnify and hold harmless the Bay Partners LLC (Owner) and its agents from any and all claims or causes of action of any nature which may arise from the use of the improvements by Guest, Guest family or Guest invitee.
KEYS WILL NOT BE GIVEN TO ANYONE UNDER 25 YEARS OF AGE.
NO EXCEPTIONS
Guest has been informed and understands that the property has a hot tub and /or swimming pool on the premises. Guest agrees to assume sole responsibility for the safety of all occupants of the property and guests. The hot tub is not available during the peak season (Memorial Day Weekend to Labor Day Weekend).
USE: Guests shall use the hot tub and/or swimming pool in a careful and proper manner and shall agree not to permit the hot tub and/or swimming pool to be operated or used in any illegal way. Only the Guests and those listed on the preceding page (the occupancy list) are authorized to use the hot tub and/or swimming pool.
Release: Guest assumes all risks and liability for the loss of or damage to the hot tub and/or swimming pool, from the death or injury to any person, property of another, and for all other risks and liabilities arising from the negligent use or operation of the hot tub and/or swimming pool. Nothing in this Lease shall authorize the Guest or any other person to operate the hot tub and/or swimming pool.
